Existing Conditions
The Farmhouse is situated on a typical 1/3 acre subdivision site. This standard lot size makes conditions of The Farmhouse applicable to many residential sites around the U.S. Conditions include typical setbacks, height restrictions, neighborhood design ordinances, and building codes. The Farmhouse site has a unique location next to the Rocky Mountains which affords spectacular views and sunshine year round.
An existing single story residence at The Farmhouse site was deconstructed with many building materials recycled back into The Farmhouse. An existing foundation and basement established the design footprint for The Farmhouse. Existing services such as electric and wastewater were left in place and integrated into the new design. Existing gas line was capped off since The Farmhouse does not use natural gas. Careful planning for reuse of existing building elements and services saved on project costs.
The Farmhouse is oriented on an east-west axis which is ideal for passive solar design. The Farmhouse design meets local solar codes which specify that new construction must not block the solar access of neighboring buildings.
